Three Services That Most People Need Two or Three Professionals For
Property taxes, real estate transactions, and income taxes are deeply connected — but most professionals only handle one. Mike handles all three, which means nothing falls through the cracks and no information gets lost between advisors.
Property Tax Protests
Residential and commercial property tax appeals in San Antonio and Bexar County. We file the protest, gather evidence, negotiate at informal hearings, and represent you at the ARB. 99% informal success rate. No fee unless we reduce your taxes.

A cost segregation study reclassifies building components into shorter depreciation categories — and with 100% bonus depreciation now permanently restored under the One Big Beautiful Bill Act, those components can be fully deducted in year one. We partner with CSSI, America's leading cost segregation firm (60,000+ studies, zero IRS audit reversals), to deliver engineering-based studies while Mike handles the CPA implementation on your return.
Why Three Licenses Matter More Than One
Most property tax consultants don't understand income tax implications. Most brokers can't read a financial statement. Most CPAs don't know property valuations. Mike brings all three perspectives to every engagement — and that changes the outcome.
Certified Public Accountant
Master's in Taxation from UTSA. Trained at major national accounting firms. Analyzes every situation with CPA-level financial precision — depreciation schedules, income approaches, cap rate analysis, and tax code strategy that standard consultants can't provide.
Licensed Real Estate Broker
Direct MLS access to comparable sales data. Understands San Antonio neighborhoods, market trends, and property conditions from decades of active practice. This isn't secondhand data — it's broker-level market intelligence applied to every tax protest and real estate transaction.
Senior Property Tax Consultant
Certified Property Tax Arbitrator. Knows the protest process from filing through binding arbitration and district court — evidence standards, appraiser tendencies, ARB procedures, and the Texas Tax Code arguments that produce results.
Mike Berlanga — The Force Behind Texans vs Taxes

Mike Berlanga is a San Antonio native with over four decades of experience at the intersection of tax, real estate, and property valuation. He earned his Bachelor's in Accounting from St. Mary's University and his Master's in Professional Accounting (Taxation) from UTSA. He began his career in the tax departments of major national accounting firms before launching his own practice, Resolutions Now, Inc., in 1990.
Beyond client work, Mike is a recognized taxpayer advocate. He ran for Texas Comptroller in 2022 and 2026, earning a San Antonio Express-News endorsement. He serves as President of the Christian Business Chamber of Commerce in San Antonio, sits on the board of the Bexar Taxpayers Association, and travels the state hosting free property tax seminars. He founded Texans vs Taxes as both a professional practice and a movement for taxpayer rights.
Texans vs Taxes — A Movement for Taxpayer Rights
Texans vs Taxes isn't just a business name. It's a statewide initiative to educate property owners, organize communities, and drive permanent tax reform. Mike believes individual tax protests are the first step — but systemic change requires organized action.
Mike has traveled across Texas hosting free educational seminars where property owners learn how the appraisal system works, how to file effective protests, and what evidence produces the best results.
Texans vs Taxes helps communities form local taxpayer associations — providing organizational guidance, legal documents, and training at no charge. Learn how to start one in your county.
Mike works with legislators and policy organizations like the Texas Public Policy Foundation to push for meaningful property tax reform — not political talking points, but real structural change.
We train home service companies to write estimates that double as property tax protest evidence. Homeowners save on taxes, then reinvest those savings into repairs. Learn about our free training program.
